LXP Stock: Price, Fundamentals and Outlook (October 2026)

October 10, 2026 · @misprise.com

Introduction

Is LXP stock still worth buying at $61? Not for the usual reasons. LXP Industrial Trust (NYSE: LXP) has agreed to be acquired for $61.20 per share in cash by affiliates of Brookfield Asset Management and CPP Investments, and the shares closed at $61.00 on October 9, 2026.

That makes LXP a merger-arbitrage stock, not a growth or dividend story. Shareholders vote on October 26, 2026, and the deal is expected to close in the fourth quarter.

This guide draws on LXP’s second-quarter 2026 filings, merger documents and market data from early October. You will learn what the deal means for the price, how the business performed, how LXP compares with Prologis, EastGroup and STAG, and what could go wrong.

TL;DR

LXP stock trades at $61.00, 20 cents below the $61.20 cash buyout from Brookfield and CPP Investments. Shareholders vote October 26, 2026, and closing is expected in the fourth quarter. Upside is capped near $61.20, regular dividends are suspended, and the main risk is the deal failing, which could send the price lower.

LXP Stock Analysis: Price, Financials, the Buyout and Peers

Recent price and technical picture

LXP closed at $61.00 on October 9, 2026, down a cent, in a day range of $60.97 to $61.01. The 52-week range is $44.10 to $61.61. Volume was 726,940 shares against an average of about 837,700, and market capitalization was about $3.6 billion.

The tiny range is the story. Price now sits within cents of the offer. The $61.20 price was a 12.3% premium to the 30-day volume-weighted average price and 19.8% to the 90-day average, which implies earlier averages near $54.50 and $51.10. The remaining gap is 20 cents, or about 0.3%. If the deal closes on December 31, that is roughly 1.4% annualized, before any risk of failure.

The market is pricing in near-certain approval; a failed deal would pull the price back toward the pre-deal levels shown.

Standard indicators such as RSI and moving averages say little for a stock tied to a fixed cash price. Watch the spread instead: a widening gap would signal doubt about approval or closing.

Fundamentals: second quarter 2026

LXP reported second-quarter results on July 29, 2026. Adjusted Company FFO was $49.5 million, or $0.84 per diluted share, up 5.0% from $0.80 a year earlier. The GAAP result was a net loss of $1.6 million, or $0.03 per share, versus net income of $27.5 million, or $0.47 per share, in the prior-year quarter. For REITs, FFO is the better gauge because real estate depreciation distorts GAAP earnings.

Same-store net operating income rose 0.5%, and the stabilized portfolio was 97.4% leased. Gross revenues were $88.1 million and quarterly NOI was $69.3 million. LXP completed 2.3 million square feet of new and extended leases, with second-generation base rent up 43.1% and cash base rent up 26.2%, excluding two fixed-rate renewals (38.3% and 22.6% including them).

Leverage is higher than at most peers. Net debt was 5.5 times annualized adjusted EBITDA. Total debt was $1.4 billion at a 3.6% average rate and a 4.5-year average maturity. Cash was $18.0 million, with $15.0 million drawn on the revolver. LXP no longer gives earnings guidance because of the merger.

At the $61.20 offer, the buyer is paying about 18 times annualized second-quarter adjusted FFO ($0.84 x 4 = $3.36).

Recent news: the Brookfield and CPP Investments deal

On July 20, 2026, LXP announced an all-cash agreement with Brookfield Asset Management and CPP Investments valuing the company at about $5.2 billion, including net debt and preferred equity. The board approved it unanimously, and the deal has no financing condition. A 40-day go-shop period ended August 28, 2026, and a proxy summary reports no superior proposals.

Shareholders of record on September 18 can vote at a special meeting on October 26, 2026. Approval needs a majority of all shares entitled to vote, so abstentions and non-votes count as votes against. Closing is expected in the fourth quarter, subject to other customary conditions.

Operations kept moving. LXP bought a Phoenix, Arizona covered-land investment for $103.2 million with a stated 15.7% initial cash yield. It started two speculative projects in Columbus, Ohio (750,000 and 161,000 square feet) and sold a warehouse outside its target markets for $51 million after quarter-end.

Dividends changed. The $0.70 common dividend was paid July 15, 2026, and regular common dividends are suspended until closing or termination. Series C preferred dividends of $0.8125 per share continue. Some data pages still show a forward yield near 4.6%, which is outdated because of the suspension.

Business model

LXP owns and leases industrial properties: about 53 million square feet across 108 properties in Sunbelt and Midwest markets, with 92.6% in Class A space. It earns rent from tenants on long leases and grows through rent increases when space is re-leased, through development and through acquisitions funded with debt. Management expected about $164.3 million of development costs for current and future projects, including a fully pre-leased 1.2 million square foot Phoenix project with about $9.8 million of initial annual cash rent.

Expected growth and scenarios

On its own, LXP showed steady but modest growth: FFO up 5.0%, strong re-leasing spreads and a development pipeline, offset by 0.5% same-store NOI growth and 5.5x leverage. With the buyout pending, growth matters less to shareholders than the vote. There are three paths:

  • Deal closes. Holders receive $61.20 in cash per share, about 0.3% above the current price.
  • Deal is delayed. The spread persists or widens until the conditions are met.
  • Deal fails. The stock returns to standalone valuation. Reference points are the implied pre-deal 30-day and 90-day averages near $54.50 and $51.10 and the 52-week low of $44.10. These are not forecasts.

LXP leads on occupancy but trails on NOI growth and carries more debt than Prologis and EastGroup. Valuation shows the same gap. The $61.20 price is about 18 times annualized Q2 FFO, while EastGroup’s $2.36 quarterly FFO and $221.34 price on July 21 imply about 23 times. Check live prices before comparing, since EastGroup’s figure uses a July close.

Does LXP stock pay a dividend?

Not regularly anymore. LXP paid a $0.70 common dividend on July 15, 2026, then suspended regular common dividends until the merger closes or ends. Series C preferred dividends of $0.8125 per share continue, so a 4.6% yield on data pages is outdated.

What is the LXP stock price target?

Because of the cash offer, the practical price anchor is $61.20 per share. LXP closed at $61.00 on October 9, 2026, within 0.3% of the offer. Analyst targets matter less until the deal closes or fails.

What happens to LXP stock if the deal fails?

The price could fall, since it now reflects the offer. The implied 30-day and 90-day average prices before the deal were near $54.50 and $51.10, and the 52-week low is $44.10. Those levels are reference points, not forecasts.
